main idea economy, sound planning and construction, architectural appear-
ance, and amenity, all hold their proper place, and duly influence the
practical result. Those parts of the scheme that are now completed are
satisfying in every way. Their usefulness and esthetic merits will be
realised in the future as much as they are to-day.
The Estate is 147 acres in extent, and it lies to the west of Putney Park
Lane, between the Upper Richmond Road and Putney Heath. The land
slopes down from south to north. Originally it formed the parks of two
large houses, and it is studded with many fine old trees. In recent years it
has been known as one of the pleasant green spots near London, where birds
abounded and wild flowers grew. When the London County Council pur-
chased the Estate it was therefore recognised that, in framing the lay-out of
the land, special regard should be paid to the preservation of the amenities
of the neighbourhood. Full advantage was taken of the natural features,
and it was wisely decided that as many trees as possible should remain
undisturbed. The northern portion of the site, to the extent of nearly one
hundred acres, has been reserved for development by the Council for the
